No Blank Space policy - Please fill out your application completely. Incomplete or missing information will result in delay of a decision or rejection.

Applicants must be at least eighteen years old and every occupant eighteen or older must complete a rental application.

The maximum allowable number of occupants per unit is 2 individuals per bedroom.

Unauthorized occupants and subleasing (including but not limited to Airbnb and VRBO) are Strictly Prohibited.

A minimum credit score of 645 is required.

Applicants must have proof of stable and verifiable sources of income of (3) times the monthly rent. Net income to debt obligations will also be taken into consideration.

Applicants will be required to validate that they have a minimum of 12 months of employment with the Applicant's current employer or a minimum of 2 years of steady employment without an extensive gap between the first and second employer. Social Security, pensions, vouchers and other sources of lawful income qualify. Unemployment, student loans or financial aid do not qualify. Self-employed applicants may be required to file IRS Form 4506.

We contact previous landlords concerning payment history, length of rental agreement, amount of rent, any instances of damages, violations of rules and regulations, judgments and evictions. If Applicant is breaking an existing rental agreement, it must be determined what liability the Applicant has under the current rental agreement, which may affect the Applicant’s ability to pay current rent.

All properties must be shown to the applicant or licensed Realtor prior to application consideration.

A nonrefundable deposit equal to one month's rent must be made within 48 hours of acceptance to secure the property. This deposit will serve as your rental security deposit once the Lease is signed.

Payment of first month's rent and transfer of all utilities is required prior to moving in.

Renters Insurance with $100,000 Liability is required for all leases. Metro Residential Properties, LLC must be listed as an additional interest and a declaration of insurance is required prior to moving in.

Pattern of late car, phone, credit card or similar debt payments

Any notice of violent or disruptive behavior or property damage.
